"113 Ward Ave. is a nice house to live in as the kitchen, washrooms, and bedroom I am living in are all well kept and furnished. The location is amazing as it is a 5 minute walk to both campus and Fortinos, as well as a 3 minute walk to the HSR bus stop for the 5 or 51 route. Even with 6 people living in the house, there is enough space in the kitchen and washroom to accommodate us all. The landlord is excellent as he address any complications that arise in the house, and is very kind and responsive to our emails. In addition, the shed in the backyard is extremely accessible and useful for anyone who wants to keep their bike safe overnight. I highly recommend 113 Ward to McMaster students!"

113 Ward Avenue is a wonderful place to live for McMaster students. As being a graduate student myself, I lived in 3 houses before 113 Ward Avenue and faced issues with the landlords/properties. Unfortunately, every one of them misguided the students and always lied about their availability/facilities. Luckily, I found the listing for 113 Ward Avenue and got the opportunity to meet Hubert (Homeowner; 113 Ward Avenue). In my personal experience, all the observations have been positive, that are difficult to describe in a single paragraph. Following are my observations throughout the experience: 1) House is very well maintained/clean and landlord makes sure to clean/fix everything before the tenants move in, 2) Landlord and his family are very cooperative and respond quickly to any query/issue, 3) Compared to all the other landlords I interacted with and have heard stories from my friends, Hubert is truthful to his words and tries his level best to provide comfortable environments to tenants, 4) Tenants are provided a 24h advance notice before the arrival of landlord to fix any issue so that no one gets disturbed, 5) Hydro/Internet facilities run uninterrupted, 6) There are two refrigerators to be shared between 6 tenants that allow everyone to have ample space for the groceries, 7) Living room comes furnished with a television, 8) AC/heating works perfectly fine, 9) Schedule for garbage disposal and cleaning for each tenant and 10) Two clean and well maintained washrooms. "113 Ward is an excellent option for McMaster students since it is very close to the campus. The house also has almost all the facilities that a tenant needs: two bathrooms, laundry, drier, dishwasher, bike shed, and even a TV. You can easily access the groceries, parks, trails and enjoy the patio when the weather is nice. More importantly, Miecznikowskis are a great family; they are super prudent and helpful in their responsibilities against the tenants. Honestly, as an international student, my family and I are grateful for their support and responsiveness in our adaptation period to a new country. You can trust them without any hesitation."

"I lived at 113 ward for two years and it was the best student living experience I had in my undergrad. All of my roommates and I agree that this house is a great place to live for any group of students at McMaster. To begin, it is in a prime location very close to campus as well as fortinos, shoppers drug mart, Tim Hortons and various restaurants. The house itself is very bright and comfortable and provides all of the amenities you would need including a dishwasher. It is in great condition and very well kept by the landlord. Hubert is very personable and responds to texts and emails very quickly. He was always able to deal with any problems in the house in a timely manner. I would highly recommend this house to everyone."

“As a current tenant, I can honestly say that 113 Ward has been a home away from home while I attend McMaster University. Only a short 5-minute walk to campus, this house makes for the ideal student living experience. The well-maintained house has just had new windows installed that brighten up the already homey and well-equipped house. The house is not only close to campus but is also conveniently located near the Hamilton-Branford rail trail (goes directly to Fortinos), is down the street from a convince store/gas station and Tim Horton’s and is only steps away from the Emerson at Ward bus stop. The landlord is personable and very diligent in keeping the house in prime condition. He responds promptly to emails and messages when problems with the house arise. I would highly recommend living at 113 Ward to any student and praise Hubert, the landlord for all of his hard work in maintaining this wonderful home.”

"113 Ward is a homey and well-equipped house. The many windows, mold-free bathrooms, and spacious kitchen are some highlights of the house that make it a comfortable and pleasant place to live. It is close enough to the McMaster campus that walking is never a hassle. The house being already furnished is another convenience. The landlord is personable and reliable in communication, both through email and in person when needed. Any issues with appliances were promptly fixed, and done well. I highly recommend it to anyone searching for a comfortable and clean home."

"I’ve been at 113 Ward Ave. for over 2 years now and it has been the most pleasant living arrangement I’ve had to date. The rooms are nice and well-lit, quite spacious compared to the cramped small rooms of the usual “house”. The place itself has all the furnishings one would expect including a TV, well-equipped kitchen, laundry, etc. The cleaning schedule also keeps the space clean and organized. Moreover, it’s located fairly close to the university, assuring any commute to be less than 5 minutes for those busy mornings. Fortinos, convenience stores and restaurants are also just moments away. Hubert, the landlord, is amicable and extremely responsible, dealing with situations promptly and appropriately. I can’t recommend this place enough."

"As a third year undergrad, my stay at 113 ward has been quite pleasant. The facilities provide all necessities required and then some, and the landlord is quick to fix any problems that may arise such as replacing faulty toilets or old blinds in a very timely fashion. With a weekly schedule to disperse cleaning tasks evenly amongst tenants, and frequent contact via email, the house remains in a constant state of good condition. I would highly recommend 113 to any student, as it also is just a short distance away from McMaster, down the street from a convenience store and bus stop as well as being right beside the Hamilton-Brantford rail trail."

The house is in great condition and if something ever does need fixing the landlord is more than happy to fix it. The landlord does an excellent job at responding to e-mails and will most likely get back to you within a day. The house is also conveniently located very close to McMaster and the near by Fortinos. "As a current tenant of 113 Ward, I am enjoying the place. As a graduate student, I've lived at many different places throughout my undergrad... and this has been my best experience so far. The house is functional and fulfills all my necessary needs. It's also nice to have an involved landlord. He is always willing to help out with any issues around the house, including the maintenance of the outside of the house. He has thought of many ways to make it an enjoyable space for everyone. Prior to his visits, he maintains our privacy by letting us know ahead of time. The location is also convenient. One thing to note is that I didn't view the place in person before signing the agreement, and I don't regret my decision. The pictures are accurate and with a trusting landlord like Hubert I'd recommend the place."
